CGI Home Additions & ADU: The Los Angeles Owner’s Guide

If you have a CGI home addition or ADU and something’s failed, here’s the straight answer: Penhallow Remodeling installs and repairs CGI-compatible home additions and ADUs throughout Los Angeles, with most projects running $53,100 – $153,400 depending on scope, foundation work, and finish level. We stock common CGI-compatible framing hardware, fasteners, and trim profiles on our trucks, which means on many service calls we can start the fix the same day we diagnose it. Most owners discover a problem the way you probably just did: a door that suddenly sticks, a hairline crack running up a wall, or a window that won’t latch the way it used to. Those are the early warnings, and they’re worth taking seriously before a small issue turns into a structural one.

Which CGI Models This Applies To

CGI manufactures a range of prefabricated panel and modular building components used in residential additions and accessory dwelling units across California. The term “CGI” shows up most often in Los Angeles on panelized wall systems, pre-engineered roof trusses, and in some cases, factory-built ADU shells that get assembled on site. The compatibility gotcha we see regularly: not every CGI panel line uses the same fastener pattern. Some older CGI wall panels used 16-inch on-center stud spacing with a specific screw gauge, while newer lines moved to 24-inch spacing with a heavier-gauge connector plate. Check the manufacturer label on the interior face of the panel, usually near a corner or along the bottom plate. You’re looking for a series code, typically a letter followed by a number (like “C-22” or “P-14”). That code tells us which hardware matches your build.

We also want to be clear about one thing: Penhallow Remodeling is an independent general contractor. We’re not affiliated with CGI, and we don’t claim to be a factory warranty station. What we do is install, repair, and renovate CGI-built additions and ADUs, and we source both OEM parts and quality aftermarket equivalents based on what gets the longest service life in Southern California’s climate. For most structural connectors and fasteners, aftermarket versions from Simpson Strong-Tie or USP perform identically and cost less. For panel skins and trim, OEM is usually worth the extra money because the color and profile match what’s already on your building.

Signs Your CGI Home Additions & ADU Is Failing

  • Doors and windows suddenly stick or won’t latch. This is usually a sign of subtle settling or racking in the panel system. In Los Angeles, the freeze-thaw cycle isn’t your enemy the way it is back east; what we see instead is soil movement. Expansive clay soils in the San Fernando Valley and parts of the Westside swell and shrink with the rainy season, and that motion stresses panel connections over time.
  • Hairline cracks at panel seams, especially diagonal cracks. Caulk cracks at seams are cosmetic. Diagonal cracks that run through drywall and reappear after patching usually mean the panel connection has loosened or the sill plate isn’t anchored the way it should be. We see this most often on older CGI additions that were installed before Los Angeles updated its anchoring requirements for seismic safety.
  • Gaps opening between the addition and the main house. Where the addition ties into the original structure, a gap wider than about a quarter inch signals differential movement. Water gets in, bugs get in, and your energy bill goes up. This is one of the most common CGI-specific failures we repair in Los Angeles.
  • Musty smell or visible water staining on interior walls or ceiling. Most CGI panel systems rely on a moisture barrier applied at the factory. In coastal areas like Venice or San Pedro, salt air accelerates degradation of barrier tape and flashing. Once moisture gets behind a panel, the fix is always more involved than a paint job.
  • Floor feels springy or bounces when you walk across it. This points to a joist or beam connection issue, not the panel itself. But because CGI additions often use engineered lumber for the floor system, the connection points are where we look first. A springy floor is a structural warning sign, and it won’t fix itself.

Replacement Cost & What’s Included

In Los Angeles, a full CGI home addition runs $53,100 – $153,400 installed. An ADU using CGI components runs higher, typically $106,200 – $259,600 because of separate utility runs, kitchenette or bath buildout, and the additional foundation and site work. What drives the number up or down? Square footage is the biggest lever, followed by foundation conditions (flat pad versus hillside, which requires caissons or deeper footings), and then finish level. Here’s how the pieces shake out for the most common CGI-related work in the LA market:

  • Panel seam repair and re-anchoring: $2,360 – $7,670 depending on access and how many panels need work
  • Window replacement in a CGI panel wall: $5,310 – $17,700 per window installed, which includes re-flashing and interior trim
  • Full panel replacement (one wall section): $10,620 – $23,600, including demo, disposal, new panel, and refinishing
  • Door replacement in a CGI wall: $1,180 – $4,130 installed, depending on door type and whether framing needs adjustment
  • Structural tie-in repair (addition to main house): $4,130 – $11,800, including new connectors, flashing, and sealing

Every number we give is a written price before any work starts. That’s the Kingswell standard and it’s been the rule since 2004. You get a line-item quote, a defined arrival window, and a written 365-Day Done Right Promise on every job. If something fails inside that year, we come back and fix it at no charge. No re-inspection fee, no service call fee, no argument.

DIY or Call Us?

Here’s the honest split. There are things you can safely check yourself: look for visible cracks, feel for drafts around windows and doors, mark a suspected crack with a pencil line and a date so you can see if it’s growing. That information helps us diagnose faster. What you should not do is attempt to lift a panel, remove fasteners, or open up a wall on an addition or ADU. These are load-bearing assemblies. A panel that’s under tension can shift suddenly when you pull a connector, and a wall that’s racking can drop. That’s how people get hurt. We’ve also seen well-meaning homeowners void their CGI warranty by doing unapproved modifications, and there’s no fixing that after the fact. If something feels wrong, call us at (936) 259-2607 and describe what you’re seeing. Trevor Nash will tell you honestly whether it sounds urgent or whether it can wait for a scheduled visit.
