Signs Your James Hardie Bathroom Remodeling Is Failing
- Loose or cracked tile in the shower surround. This usually means the thinset has lost bond to the board surface, often because the board wasn’t primed or the wrong type of thinset was used. Behind that tile, water is working into the board.
- Grout falling out in a straight horizontal line. That pattern points to board flex. The stud spacing may be too far apart, or someone used 1/4-inch board on a wall. The board is moving, and the rigid grout joint is giving way first.
- A spongy, soft area around the tub lip or shower pan. By the time you feel this, water has been sitting against the lower edge of the board for a while. The bottom six inches of the board needs to come out so we can check the framing behind it.
- Discolored or peeling paint on the bathroom side of an exterior wall. This is often water wicking through the HardiePanel or trim joint from outside, or condensation trapped between the panel and the vapor barrier. Either way, that exterior wall needs a look from both sides.
- Musty smell that won’t go away, even after cleaning. Mold and mildew living inside the board itself can’t be cleaned off the surface. The board has absorbed moisture and needs to be replaced, not repainted.
