Lake Forest isn’t one housing market and it isn’t one permit process. Foothill Ranch sits inside a Very High Fire Hazard Severity Zone. The 1970s tracts off El Toro Road have different structural realities. A remodel quote has to account for where your house actually is.

Why Penhallow Remodeling Is Lake Forest’s Preferred Bathroom Remodeling Company

We’ve spent enough time in Lake Forest bathrooms to know what’s behind the walls before we open them. El Toro-era tract homes built in the 1970s and 1980s sit on post-tension slabs over expansive Saddleback Valley clay. That’s not trivia. It’s the reason shower pans crack and tile pops when a contractor skips crack-isolation membrane. Foothill Ranch homes from the 1990s and 2000s carry the OCFA Fire Safe overlay that out-of-area contractors miss entirely. We don’t miss it because we price it in from the first written estimate.

Trevor Nash runs our team, and he holds the standard that every job gets a written price up front, a real arrival window, and a 365-Day Done Right Promise. If the work fails inside that year, we come back and fix it at no charge. No re-inspection fee. No argument. It’s backed in writing, same as the price.

Our technicians are background-checked and arrive in uniform. You’ll know exactly who’s walking through your door. And when you call, a live person answers 24/7. Not a voicemail maze. Not a callback window. A person.

One Day Bath Remodel in Lake Forest

A One Day Bath Remodel in Lake Forest typically costs between $5,000 and $12,000 for a small bathroom, and is the fastest path to a functional, updated space when you can’t afford to lose the room for three weeks. We replace the tub or shower base, valve, surround, and trim in a single day where the existing footprint and plumbing allow. What we won’t do is pretend “one day” means “skip the things that matter.” If the wall behind the shower shows water damage or the subfloor isn’t flat, that gets handled before finish work, not covered over.

Shower base and valve replacement

Most one-day scopes center on the shower or tub surround. We install a solid, code-compliant base with a Kohler or Moen valve, new trim, and a clean caulk line at every transition. The plumbing rough-in gets inspected before the surround goes up.

When the wall itself is the problem

In Foothill Ranch, a one-day bath that touches an exterior vented wall may need an ember-resistant vent assembly and ignition-resistant sheathing before inspection. We flag that during the estimate. A contractor who doesn’t know OCFA Fire Safe rules will discover it at plan check, and then your one-day job becomes a three-week stall.

Bathroom Remodeling Contractor in Lake Forest

As a Bathroom Remodeling Contractor serving Lake Forest, we handle everything from tub-to-shower conversions to full gut-and-rebuild projects, with prices starting around $9,000 for a modest full bath and reaching $28,000 for larger master suites with premium finishes. A full remodel means demo to the studs, new substrate, waterproofing, tile or surround, fixtures, vanity, and lighting. We write the entire scope and every allowance in the contract before demo day, so the number you’re quoted is the number on the invoice.

Full gut to the studs

When we open a Lake Forest wall, we look for what the original builder left behind. Rot at the base plate from 40-year-old window leaks. Paper-backed insulation against exterior sheathing that never should’ve been there in a fire zone. We fix what we find and document it with photos before drywall goes back up.

Vanities, tile, and fixtures

We install KraftMaid and Wellborn cabinetry, Cambria and Silestone tops, and Kohler, Moen, and Delta fixtures. The brands matter because their warranties layer on top of ours. Your Cambria quartz vanity top carries a lifetime warranty from Cambria, alongside our 365-Day Done Right Promise on the installation.

Trusted Brands We Service in Lake Forest

We’re not tied to one manufacturer, and that matters when your Lake Forest home has existing cabinets, plumbing rough-ins, and tile layouts that need to work together. We regularly install and service fixtures from Kohler, Moen, Delta, and Toto; vanity and cabinetry lines from KraftMaid and Wellborn; and countertops from Cambria, Silestone, and Caesarstone. For Lake Forest customers, we keep common replacement parts local, which shortens turnaround when a valve cartridge or shower trim piece fails mid-project. If your existing bath uses a brand not listed, call us. We can source most trade-grade components faster than you’d expect.

Common Bathroom Remodeling Problems We See in Lake Forest Homes

• Shower pan leaks in El Toro-era tract homes. Post-tension slabs shift slightly in Saddleback Valley clay, and a shower pan set without a crack-isolation membrane fails within 18 months. The leak runs into the adjacent wall before you ever see it on the floor.
• Exterior venting that violates OCFA Fire Safe standards. Foothill Ranch bathrooms built in the 1990s often vent through the wall without ember-resistant covers. Santa Ana winds drive embers directly at those openings, which is why OCFA requires 1/8-inch stainless mesh and WUI-listed assemblies now.
• Ignition-resistant sheathing missing behind stucco. The 1970s wall assemblies in Lake Forest’s older tracts were built to a code that didn’t account for wildfire exposure. When we open an exterior bathroom wall, degraded paper backing and non-rated sheathing are common findings that must be corrected before inspection.
• Poor subfloor prep under tile. The concrete slab in many Lake Forest homes wasn’t flattened to modern tolerance before the original tile went in. Without a self-leveling underlayment or proper uncoupling membrane, large-format tile cracks within a year.
