Grohe Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a home addition or ADU in Los Angeles and want Grohe fixtures, faucets, and shower systems installed correctly, Penhallow Remodeling handles the full scope: permits, foundation, framing, plumbing rough-in, and final trim with your specified Grohe components. A home addition in LA typically runs $53,100 – $153,400, while a full ADU construction lands between $106,200 – $259,600 depending on size, site conditions, and finish level. The most common way homeowners find us needing Grohe-specific help is mid-project: they’ve bought or selected their Grohe fixtures, and the contractor either ghosted before trim-out or installed them incorrectly and now the thermostatic valve won’t hold temperature, the diverter leaks, or the wall-hung toilet carrier is off-center by an inch and a half.
Which Grohe Models This Applies To
We regularly work with three Grohe product families on LA additions and ADUs: the Grohetherm / Grohtherm SmartControl concealed shower systems, the Essence and Concetto faucet lines, and the Rapid SL wall-hung toilet carrier systems that pair with Grohe frames. Here’s what matters for compatibility: Grohe concealed valves are not universal. A Grohtherm SmartControl trim will not mate to an old Grohmix valve body, and a ½-inch Rough valve from the European spec will not accept US trim. Before we order or pull permits, we check the rough-in spec sheet against what’s actually in the wall or what the ADU plan calls for. The Rapid SL carrier matters most in LA because many ADUs are built with 2×4 interior walls, and that carrier needs a 2×6 wall or a furred-out cavity to hit spec. Get that wrong at framing and you’ll open drywall twice.
On OEM versus aftermarket: for Grohe, we strongly recommend OEM cartridges, aerators, and diverters. Grohe uses a ceramic disc cartridge with specific dimensions (28mm and 35mm are the most common, and the 35mm is not backward compatible with the 28mm housing). Aftermarket cartridges often bind within a year on LA’s hard water, which runs 8 – 12 grains per gallon in most of the city. Spend the extra $40 – $80 on the real part. You’ll notice the difference at year two. We stock common Grohe cartridges, aerators, and trim screws on our service trucks, and order anything unusual from our LA supply partners same-week.
One more thing: we’re an independent remodeling contractor. We install and repair Grohe products, but we’re not affiliated with Grohe and don’t speak for their warranty. Your fixture warranty stays with Grohe; our workmanship warranty stays with us.
Signs Your Grohe Home Additions & ADU Is Failing
- Temperature swings mid-shower. The thermostatic cartridge in a Grohtherm valve has a wax element that hardens and loses responsiveness over time. You’ll get a blast of hot or cold when someone flushes a toilet or runs the laundry. That’s the cartridge, not the water heater.
- Water seeping from behind the trim plate. This is almost always a failed o-ring or cartridge seal inside the concealed valve, not a pipe leak. Left alone, it rots the drywall behind the shower and stains the ceiling below. We see this in LA guest bathrooms and ADUs that get seasonal use to the point where seals dry out between visits.
- Diverter won’t fully switch between tub spout and shower head. Grohe diverters use a cartridge with a small ceramic disc that cracks under mineral buildup. Water trickles from both outlets at once. The fix is a cartridge replacement, not a new valve.
- Grohe wall-hung toilet rocks or pulls away from the wall. The Rapid SL carrier wasn’t lagged into proper blocking, or it was installed on a 2×4 wall without a furring strip. This is a structural failure, not a fixture failure. The toilet needs to come off, blocking goes in, and the carrier gets re-secured.
- Faucet handle sticks or won’t reach full flow. Mineral scale from LA water builds inside the ceramic cartridge housing. You can sometimes descale a Grohe faucet, but once the internal stops are crusted, the cartridge is done. Replacing it is a 30-minute job with the right puller, but Grohe has a proprietary retention ring requiring a specific tool.
Replacement Cost & What’s Included
Here’s what we quote in Los Angeles, in writing, before any work starts. A single Grohe cartridge replacement (shower or faucet): $295 – $590 installed, part and labor included. A full trim replacement on a Grohtherm SmartControl system: $1,180 – $2,360 depending on which trim kit you choose. Exterior or interior wall thermal insulation for a Grohe concealed valve: $590 – $1,180. For a new ADU where we’re installing the Grohe rough-ins from scratch, that work is folded into the overall ADU construction quote, which runs $106,200 – $259,600 in LA. The range moves on size, site access, foundation type (slab versus raised, which affects plumbing runs), and whether the DWP requires a sewer lateral upgrade.
The price we hand you on day one is the price on the invoice. That’s how we run every job. If we find something behind the wall that changes the scope, we stop and bring you a written change order with a new number before touching another tool. You never pay for a surprise.
Every repair carries our 365-Day Done Right Promise in writing. If that Grohe cartridge or carrier repair fails inside a year, we come back and fix it at no charge. No service call fee, no re-inspection fee, no argument.
DIY or Call Us?
A homeowner with a 4mm hex key and a willingness to shut off the water can replace a Grohe faucet cartridge or clean an aerator. Watch a video, take your time, and don’t force anything. The cartridge puller for Grohe runs about $25 and saves scratched fixtures.
What you shouldn’t touch: anything inside a concealed shower valve, because a bad gasket job leaves water running inside your wall and you won’t know until the ceiling stains. And do not adjust a wall-hung toilet carrier. There’s tension and plumbing connected to it, and a cracked porcelain toilet dropping while you’re under it is not a life event you want. Give me the whole picture first, then we pick up the tools. If you’re in Los Angeles and the fixture is over your head, call (936) 259-2607. We’ll give you a written price before we open the wall.
FAQs
Expect 4 – 7 years from a Grohe cartridge in Los Angeles, depending on your water hardness and how heavily the fixture is used. Homes with a water softener get closer to 8 – 10 years. ADUs that sit empty for months at a time often see seals fail earlier because the rubber dries out between uses. Call (936) 259-2607 for an exact quote, and we’ll tell you if a cartridge replacement is worth it or if the whole valve needs swapping.
Yes, and we always try the repair first. Most failures are cartridge or seal issues, which take 30 – 60 minutes to fix without opening the wall. We only replace the valve body if the housing is cracked, the threads are stripped, or the original rough-in is non-compliant with current LA plumbing code. A replacement starts around $1,180 with trim.
A single cartridge swap runs 30 – 60 minutes. A full SmartControl trim and valve servicing call takes 1 – 2 hours. Wall-hung toilet carrier repairs run half a day with drywall patch. For new ADU installs, the Grohe rough-in phase is 2 – 3 days inside a 3 – 6 month build. We give you a real arrival window and show up in it.
We keep common Grohe cartridges, aerators, flow restrictors, and trim hardware on our service trucks. Anything model-specific we order from Los Angeles plumbing supply partners, usually same-week. If you’re calling from Pasadena, Long Beach, the Valley, or anywhere in LA County, call (936) 259-2607 and tell us your model number. We’ll confirm the part and bring it with us.
