Moen Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a home addition or ADU in Los Angeles and want Moen fixtures throughout, a full project typically runs $53,100 – $153,400 depending on square footage, foundation work, and finish level. That’s the honest range we quote most often here at Penhallow Remodeling. Most owners don’t discover a “failed part” the way you do with a leaky faucet. Instead, they find themselves mid-project, holding a Moen valve or trim kit that doesn’t match the rough-in already inside their new wall, or staring at a shower system spec sheet that doesn’t line up with the ADU’s water pressure. We stock and install Moen-compatible components for additions and accessory dwelling units across Los Angeles, and we’ll get the right part matched to your model before the drywall goes up.
We’re an independent remodeling contractor, not affiliated with Moen. But we’ve installed enough Moen in Los Angeles additions and ADUs to know exactly where the compatibility problems hide.
Which Moen Models This Applies To
Moen’s lineup splits into a few families, and the part numbers don’t cross over the way homeowners expect. The Moen Chateau and Posi-Temp lines use a 1222 cartridge, which is the most common valve in older Los Angeles homes and the one we swap most often. The Moen M-CORE series, which shows up in newer ADU specs and higher-end additions, uses a completely different valve body: a 3-series or 4-series M-CORE cartridge, and a U-by-Moen digital control if the project calls for it. You cannot put an M-CORE trim kit on a Posi-Temp rough-in valve. We’ve seen homeowners buy a beautiful M-CORE shower trim online, open the box, and then realize the valve behind their new wall is a Posi-Temp. That’s a $200 – $400 mistake before labor.
Here’s the checkable gotcha: Moen Posi-Temp uses a 1222 cartridge with a 1-inch diameter body and a ½-inch inlet; M-CORE uses a 3-series (1-inch) or 4-series (¾-inch) cartridge, and the two are not interchangeable, period. For kitchen faucets in an addition, the Moen 1255 Duralast cartridge covers most single-handle pull-down models, but the Moen MotionSense touchless lineup has its own dedicated solenoid and control box. If you’re matching an existing Moen faucet in your current house to a new one in the ADU, take a photo of the model tag under the sink. That tag has everything we need.
As for OEM versus aftermarket: for Moen cartridges and valves, we use OEM Moen parts. The aftermarket cartridges we’ve tried in Los Angeles don’t hold up to the mineral content in our water. Moen’s own cartridges last years longer here, and they’re covered by Moen’s lifetime warranty on the cartridge, while aftermarket equivalents typically aren’t. That’s one layer of protection we won’t trade away.
Signs Your Moen Home Additions & ADU Is Failing
- Water temperature swings in the new addition while the main house stays steady. This usually points to a cartridge wearing out or debris from new construction sitting inside the valve. In Los Angeles, our harder water accelerates sediment buildup inside the balancing spool.
- Low water pressure from a brand-new Moen fixture in your ADU. Nine times out of ten, the rough-in valve was installed with the wrong size supply lines, or the pressure-balancing unit is clogged with solder flux from the plumber’s original work.
- Dripping from the spout or showerhead after the water is off. For a Posi-Temp valve, that drip is almost always a worn 1222 cartridge. We keep the 1222 on the truck, because this exact call comes in weekly across the Los Angeles area.
- The Moen handle turns too stiffly, or won’t return to center. Mineral buildup inside the cartridge body creates binding. You can test this by removing the handle and seeing if the stem moves freely on its own; if it doesn’t, the cartridge needs replacement.
- Water leaking behind the wall into the new drywall. This is the one you can’t see until staining appears. If a Moen rough-in valve body was soldered too hot during rough-in, the plastic cartridge seat can warp and leak slowly. That’s a wall-cut problem, not a cartridge problem.
Replacement Cost & What’s Included
Let’s talk straight numbers for Los Angeles. The full home addition or ADU project runs $53,100 – $153,400, and that’s the range we quote before any design work begins. Within that project, a single Moen valve or cartridge replacement might be a line item or a no-charge fix, depending on whether it failed under our roof. Here’s the breakdown of what individual Moen-related replacements look like in Los Angeles when they’re standalone jobs:
- Moen Posi-Temp 1222 cartridge replacement: $175 – $350 installed, including the OEM cartridge
- Moen M-CORE 3-series cartridge replacement: $225 – $450 installed
- Moen shower trim kit replacement (Posi-Temp): $300 – $700 installed, depending on finish
- Moen M-CORE valve body replacement (requires wall access): $800 – $2,200 installed, including drywall repair
- Full Moen fixture package for an ADU kitchen and bath: $1,800 – $5,500, depending on finish level and number of fixtures
What drives the range: wall access (a valve behind a tiled shower wall costs more than one behind drywall), finish level (chrome versus brushed nickel versus matte black), and whether you’re in a hillside Los Angeles neighborhood where water pressure regulation adds a step. Every quote includes the written price before we start, the OEM Moen part, clean installation, and our 365-Day Done Right Promise in writing. If a Moen component we installed fails within a year, we come back and fix it at no charge. No re-inspection fee. No call-out charge. That’s the guarantee, and it’s on every job page we hand you.
DIY or Call Us?
Replacing a Moen cartridge is one of the few plumbing repairs a careful homeowner can do. Moen even includes a plastic removal tool with most replacement cartridges. The catch in Los Angeles is water shutoff: many older LA homes have gate valves at the water heater that have seized from disuse, and if you snap one off trying to close it, you’ve just created a much bigger job. We always recommend shut the water at the street if you’re attempting this yourself, and know your Los Angeles Department of Water and Power meter box may need a curb key to access. That’s the honest split: the cartridge swap itself is fifteen minutes. Getting to a reliable shutoff is where weekends get eaten.
For anything involving an M-CORE valve body, a rough-in issue inside a new addition wall, or a Moen digital control (U-by-Moen), call us. Those aren’t DIY jobs, and getting the wrong part means cutting into fresh drywall twice. Give me the whole picture first, then we pick up the tools. Call (936) 259-2607 and we’ll walk through what you’ve got.
FAQs
With Los Angeles’ harder water, a Moen cartridge typically lasts 5 to 10 years before the pressure-balancing spool starts to bind or drip. The valve body itself should outlast the building, provided it was installed without overheating during soldering. The finish on Moen trim depends heavily on the line: the Spot Resist stainless finish holds up longer than chrome in ADU bathrooms with poor ventilation, but all of it fades faster near the coast where salt air is a factor, like in Venice or Playa del Rey.
No. The 1222 and M-CORE cartridges are sealed assemblies. You can temporarily improve things by removing the cartridge and soaking it in white vinegar to dissolve mineral scale, and that might buy you a month or two in a Los Angeles home with moderately hard water. But the rubber seats inside wear flat over time, and no soak fixes that. Replacement is the repair.
A cartridge replacement is a 30 to 60 minute job once we’re at the valve, assuming your shutoff valves cooperate. A trim kit swap takes about the same. A full valve body replacement inside a finished wall runs three to five hours including drywall repair, and we coordinate that with your addition schedule so we’re not cutting a wall you just painted. Call (936) 259-2607 for a written time estimate on your specific setup.
Yes. Our trucks carry the Moen 1222 cartridge, 1255 Duralast cartridge, Posi-Temp trim kits in chrome, and common M-CORE 3-series parts. For less common finishes like matte black or Spot Resist stainless, we order directly and typically have it in hand within two to three business days in the Los Angeles area. If you’re mid-project on an ADU and worried about lead times, call (936) 259-2607 and we’ll confirm what we’ve got before you schedule.
