Which PGT Models This Applies To

PGT’s residential lines fall into a few families. The 500 Series is the entry-level vinyl window common in older ADU conversions across the San Fernando Valley. The 700 Series steps up to heavier frames and better thermal breaks, and you’ll see a lot of those in Los Angeles hillside additions from Sherman Oaks up through Encino. The 1200 Series is the aluminum workhorse, often spec’d on patio doors and larger window walls in new ADU construction.

Here’s the compatibility gotcha: PGT changed its hardware mounting patterns twice in the last decade. A lock or roller assembly from a 2012 Series 700 won’t always line up with a 2022 Series 700, even though the sticker says the same thing. That’s why we ask for the unit’s AAMA certification label before quoting parts. It’s etched on the frame corner or the edge of the sash, and it tells us the exact series, production date, and glass package. If the label’s gone, we measure the sash profile and the roller housing, which narrows it down fast. OEM parts cost 20-40% more than quality aftermarket equivalents from brands like Truth Hardware or Amesbury, but for impact-rated windows in Los Angeles coastal zones, we recommend OEM on anything that holds a structural load. For rollers, hinges, and locks, a good aftermarket part often outlasts what PGT shipped originally.

Signs Your PGT Home Addition or ADU Window Is Failing

  • The sash drops when you let go, or it takes two hands to lift it. That’s a failed balance system. Los Angeles dust and the temperature swings between the Valley floor and the coastal fog eat the nylon bearings in the block-and-tackle balances faster than most owners expect.
  • You hear a scrape or grind when sliding the door. Rollers wear flat on the bottom track, especially on ADU patio doors in Pasadena or Altadena where fine granite dust works into the roller hubs. A flat-spotted roller will eventually score the track.
  • Condensation builds between the panes after a rain, or the glass looks foggy mid-morning. The seal in the insulated glass unit has failed. PGT’s dual-seal IGUs are solid, but the seal stress is real in Los Angeles when a south-facing wall goes from 45 degrees at night to 90 by noon.
  • The lock won’t throw all the way, or it sticks halfway. The multipoint lock bars drift out of alignment as the frame flexes. On stucco additions, the frame shifts just enough with each Santa Ana wind cycle to put the keepers out of plane.
  • Water beads on the interior sill after a hard rain. That’s usually the weep system clogged with debris, not a frame failure. On properly installed PGT units, the weeps are tiny and easy to overlook during a remodel punch-out. Clean them and the leak often stops.

DIY or Call Us?

You can clean the tracks, clear the weep holes, and tighten a loose handle set without much risk. Those aren’t really repairs, but they’ll extend the life of the parts that do the real work. What you shouldn’t do is pull a sash out of a PGT impact-rated window on your own. The sashes are heavy, the balances are under constant tension, and the glazing on impact units adds enough weight to turn a slipped grip into a cracked pane or a crushed finger. We have seen both. The hardware is not forgiving if it’s misaligned by even an eighth of an inch.
