In LA’s heat, that sealant dries, shrinks, and cracks over time. This is the single most common leak source on roofs that are otherwise in good shape, and it’s a fast, low-cost fix when caught early.
  • A persistent damp or musty smell in the attic after rain. You won’t always get a visible interior stain. Sometimes the water travels along a rafter and evaporates before it shows on the ceiling, leaving behind moisture that feeds mildew in the insulation. If the attic smells damp only after rain, the roofing layer is compromised somewhere above it, even if you can’t see the entry point.
