The parts that fail are rarely “ViewLux-branded” in the way a faucet or cabinet hinge is. What you have is a system: specific window rough openings sized to ViewLux’s standard 4-foot and 6-foot modules, wall panels cut to fit those modules, and flashing details that mate with ViewLux’s own trim profiles. The compatibility gotcha we see most in Los Angeles: ViewLux wall panels are milled to a 16-inch on-center stud layout, but some older LA garage conversions and additions used 24-inch spacing, so a direct panel swap won’t line up without sistering (adding a second stud alongside the original). Signs Your ViewLux Home Addition or ADU Is Failing

  • Doors that latch in summer but not winter. This is almost always frame movement from soil expansion. Los Angeles clay soil swells when wet and shrinks when dry, and additions without deep-enough footings shift seasonally. The door itself is fine; the corner settled.
  • A soft spot in the wall near the bottom plate. Water wicks up from the foundation or in from a failed window flashing, and the bottom plate (the horizontal 2×4 that anchors the wall to the concrete) rots. You’ll feel it before you see it.
  • Drywall cracks running diagonally from window and door corners. These aren’t cosmetic cracks from bad taping. Diagonal cracks at openings mean shear stress on the wall assembly, often from a window rough opening that wasn’t properly reinforced for ViewLux’s wider module sizes.
  • Windows that suddenly stick or won’t fully close. A wall panel that has shifted out of square will pinch the window frame. Forcing the window open or shut will eventually crack the glass or the frame joint.
  • Caulk lines pulling away from exterior trim within a year of installation. In LA’s dry heat, cheap or incorrectly applied sealant fails fast. It’s the first place water gets in, and the cost to fix it is tiny compared to what happens if you ignore it.

What you can safely do yourself: check for soft spots by pressing gently along the bottom plate with a screwdriver handle, look for daylight around window frames, and run a bead of paintable exterior caulk along trim gaps as a temporary measure until we can assess. What you shouldn’t do: pull drywall off a wall you suspect is structural, notch or cut any stud to run wiring or plumbing, or attempt to force a sticking window.
