Unilock Construction in Los Angeles, CA | Penhallow Remodeling

Unilock construction service in Los Angeles means hardscape work that has to answer to three masters at once: seismic retrofit ordinances, fire-zone building codes, and a permitting process slower than any homeowner expects. We install and repair Unilock paver driveways, patios, and walkways all over Los Angeles, and we’re not a manufacturer-authorized dealer. We’re an independent General Contractor - Los Angeles, which means we recommend what’s right for your property, not what a brand rep told us to push. Call (936) 259-2607 for a free estimate on any Unilock project.

Why Los Angeles Residents Choose Us for Unilock Service

Trevor Nash started Penhallow Remodeling after watching too many homeowners get handed verbal estimates that changed the day the crew showed up. He went to Los Angeles Trade-Technical College and spent two decades working nearly every residential project type this city produces, from hillside foundation work to our Bathroom Remodeling in Los Angeles and full kitchen remodels in Craftsman bungalows. That’s the lens we bring to Unilock work. We know the paver failures Los Angeles produces because we’ve dug them up. Efflorescence on Brussels Block in the Valley. Rutted bases on sloped driveways above the 101. Shifting patios where ficus roots have done what ficus roots do. We also know the soil, the drainage patterns, and the LADBS requirements that dictate how a hardscape job has to be built here. We put a written price in front of you before any work starts, and every job comes with our 365-Day Done Right Promise in writing.

Common Unilock Construction Problems We Solve in Los Angeles

  • Efflorescence on Brussels Block and Copthorne pavers. LA’s winter rains pull soluble salts to the surface of concrete pavers, and the alkaline soils common across the San Fernando Valley make this worse. It shows up as white chalky staining. We clean it correctly and re-seal with a breathable sealer, because sealing over wet pavers just locks the salt in.
  • Edge spalling and chipping on Umbriano and Beacon Hill. De-icing salts are rare in most of LA, but pool splash is not. The chlorine and salt from pool water degrade paver surfaces over time, especially on driveways in the Valley where pools sit close to the hardscape. We repair or replace the damaged units and address the drainage path that caused the splash to pool.
  • Base failure and rutting on sloped driveways. In the hills above the Valley and in the Santa Monica Mountains, driveways run at grades that punish a sub-base that wasn’t engineered for the slope. When the aggregate isn’t deep enough or the compaction was rushed in lifts, you get ruts and low spots within two seasons. We rebuild the base properly.
  • Mortar-joint erosion and paver shifting around tree roots. Mature ficus and eucalyptus are everywhere in older Los Angeles neighborhoods like Jefferson Park and Highland Park, and their roots lift paver bases over time. We remove the pavers, excavate the problem roots where it’s safe to do so, and re-compact before relaying the surface.
  • Cracked concrete driveways being converted to pavers. Los Angeles driveways take a beating from heat cycling and century-old tree roots. When a poured driveway has failed past the point of patching, converting to Unilock pavers on a proper aggregate base often makes more sense than pouring concrete again. We’ll tell you when it doesn’t.

Unilock Service in Los Angeles: What Local Conditions Mean for Your Equipment

Here’s something you won’t find on a generic Unilock page. Los Angeles’s mandatory seismic retrofit ordinance covers an estimated 13,500 wood-frame soft-story dingbat apartment buildings, and those buildings almost always have tuck-under parking and courtyard hardscape sitting directly on top of the area that needs structural strengthening. When we install or repair Unilock pavers on one of these properties, the hardscape work has to coordinate with shear-wall installation, moment-frame anchors, and LADBS inspections. That means staging materials in phases, scheduling excavation around a structural crew, and sometimes rebuilding a base that was disturbed by retrofit work. In Highland Park, we replaced a cracked concrete driveway and courtyard walkway at a 1960s dingbat apartment building with Unilock Brussels Block pavers on a compacted aggregate base engineered to drain away from the soft-story retrofit happening at the same property. Our crew phased the hardscape around the structural contractor’s shear wall installation and passed LADBS inspection without delaying the retrofit timeline. That coordination reality doesn’t exist anywhere else in the country at this scale, and it isn’t something a hardscape-only installer learns until they’re already in trouble.

Unilock Models & Products We Service in Los Angeles

We work with the Unilock product lines most common in Southern California. That includes Brussels Block, the workhorse tumbled paver you see on driveways from Reseda to Torrance. Beacon Hill, a flagstone-look paver that reads well on Craftsman-era front walks. Umbriano, a smooth surface paver with a more contemporary look, popular on Mid-Century remodels. And Copthorne, a modular stone-look paver that shows up on a lot of patios. For repairs and extensions, we source genuine Unilock pavers whenever they’re available, because color and dimensional tolerance matter when you’re matching a 12-year-old installation. For base and drainage components, we use quality aftermarket aggregate and geotextiles that meet or exceed manufacturer specs. We always tell you when a repair is the better value versus full replacement.

Unilock Service Pricing in Los Angeles

These are the ranges we see for Unilock hardscape work in Los Angeles, depending on access, grade, and what’s underneath:

Project Type Typical Los Angeles Range
Paver Driveway Installation $8,260 – $21,240
Paver Patio Installation $4,130 – $12,980
Driveway Replacement $5,900 – $16,520

What moves the number: slope and drainage requirements in hillside zones, whether LADBS plan check or Grading Division review is triggered, removal and disposal of the old surface, and base depth needs given your soil. Our free estimate is a written line-item quote, not a range. Call (936) 259-2607 to schedule yours.

FAQs – Unilock Construction in Los Angeles

Can Unilock pavers be used on a sloped driveway in the Hollywood Hills?

Yes, but only with a properly engineered base. Driveways above roughly a 5 percent grade in the Hollywood Hills need deeper aggregate, geotextile separation, and typically a stiffer edge restraint than flat-grid jobs. LADBS may also require grading and drainage review if the project changes the flow of surface water. Call (936) 259-2607 and we’ll tell you exactly what your slope requires.

Does the Los Angeles seismic retrofit ordinance affect Unilock patio or driveway work?

It can, if your property is a soft-story dingbat building or sits adjacent to retrofit work. Courtyard pavers and tuck-under parking areas often have to be phased around structural strengthening and city inspections. We’ve coordinated this on multiple properties, including a Highland Park dingbat where we worked around shear-wall installation and passed LADBS inspection on schedule.

How does LA’s fire hazard severity zone affect Unilock installation?

For hardscape, the effect is indirect. Hillside properties in Very High Fire Hazard Severity Zones have defensible space requirements and Chapter 7A building codes, which affect how close hardscape can be built to structures and what drainage patterns are allowable. Pavers themselves are non-combustible, and a paver patio or walkway can actually help with defensible space. The permitting path is where it gets complicated, and that’s where we help.

Why does my Unilock patio have white stains?

That’s efflorescence, and in Los Angeles it’s most common after winter rains on Brussels Block and Copthorne pavers, especially in the San Fernando Valley where soils are alkaline. Water moves through the paver and base, picks up salts, and deposits them on the surface as the water evaporates. It’s cosmetic but persistent. We clean and seal it correctly. Call (936) 259-2607 if you want a written quote on the repair.

Can you repair a Unilock driveway instead of replacing the whole thing?

Often, yes. If the failure is isolated to one section, we remove and reset those pavers on a repaired base. If the base itself has failed across most of the driveway, full replacement is usually the better value, and we’ll show you the math in writing. The goal is a driveway that holds up, not a patch that buys you two seasons. Call (936) 259-2607 for a free estimate.
